Lovely stone and render end terrace cottage, originally a pair of quarrymen's cottages, next to the church in a small hamlet in the south of the Snowdonia National Park with wonderful views of the surrounding hills from every window.
Large L-shaped sitting / dining room, good sized kitchen with pine units and utility room, UPVC conservatory, 3 double bedrooms, separate WC and bathroom. The bathroom, kitchen and conservatory were installed in 2016.
Outside is a large mature and sheltered garden with shrubs, trees, wildlife pond and fruit trees, with a drive, garage / workshop and parking for two or three vehicles and horse trailer, accessed down 150 metres or so of private track. At the top of the garden is a large double field shelter and small gravelled yard, giving onto a largely level and productive paddock, also accessed next to the garage. It has supported two ponies and two sheep over the last 4 years. There are some mature fruit trees in the paddock, also a protected stand of young willows ready to start coppicing for firewood. The fencing is part post and rail with stock fence, part stock fence.
The field has access to great outriding, all with spectacular views, either direct from the village onto a bridle path over the hill or across the main road, down very quiet roads to miles of forest tracks.
