This stone built property, dating back to 1781, is perfectly positioned to take full advantage of fabulous views out across the surrounding countryside to the English channel and as far as Tennyson down the Needles and beyond.

Gladices is a wonderful family home offering flexible accommodation and the opportunity to live the “Good Life”. The current owners have been in residence for twenty one years and ran an organic smallholding.

Sadly as retirement has now beckoned and the existing owners’ family has moved away, they are reluctantly now looking to move on, leaving this wonderful home for another family to enjoy.

The useful annexe building has 2 rooms and a kitchen, with a toilet /washroom and is currently used as a home gym and therapy room, but it is a versatile space with potential for B and B accommodation / home office / extended family.

There is a large open barn, and several sheds including potential for further refurbishment of some of the older buildings if required, including the pig sty.

The house is surrounded with a mature cottage garden full of herbs, a greenhouse and raised beds for veg.  With water being a topic close to a grower’s heart, a very useful feature is a replenishing well on the property and a large underground brick-lined water reservoir providing additional water from the water butts for livestock and the garden.

The orchard area is planted with a variety of fruit trees and there is a small pond that attracts the wildlife.  The paddock area has been used for growing organic hay in the last few years but is a versatile space which could be used for a variety of smallholder’s animals with a stream crossing the bottom edge of the boundary.

The property is adjacent to an ancient woodland on one side with a footpath running through to the neighbour’s woodland, farm and down towards the coast. They have a small deer herd – it’s a wonderful sight watching them grazing on the hillside from the bedroom window in the morning.

The current owner has sympathetically refurbished the property using natural materials wherever possible throughout. There are solid oak floors and flagstones on the ground floor and a solid maple floor in bedroom two.

Heating
The house is heated by the oil fired 4 door AGA and the house is always warm. During the winter when required we use the multi-fuel burner in the living room. There are electric heated towel radiators  in the bath and shower room which we have never used! It’s always warm enough. No other heating seems necessary; since the house has 18 inch solid stone walls and faces south we get lots of sun and the house is warm in winter and cool in summer. The Georgians seemed to know what they were doing!. Also Gladices has been insulated everywhere possible.

There was a back boiler on the multi-fuel burner serving a radiator in the utility room but that is no longer in use, although the radiator is still there.

The solar which is on the roof of the large barn provides nearly free electricity.

Situation
Although it is tucked away in Chale Green it is walking distance to the bus stop and a well supported village shop which also offers a café and post office. In Chale village is the church, a pub with accommodation and petrol station / garage.

There are many nearby walks and bridle paths to enjoy, especially the coastal road with its cliff top footpaths and Whale Chine shoreline, approx a mile away.
