The existing cottage is made of cob (high aggregate sand mix with clay-based/stone soil and straw composite) on a metre wide cob-stone plinth providing  ambient temperatures all year round. The cob walls have been traditionally lime rendered and lime washed giving a curved organic finished exposing (in part) the attractive stone plinth footing.

The cottage was renovated in 2009/10 which includes a two-storey extension, dormer roof windows, vertical sash windows and a kitchen annex.

The extensions to the cottage were constructed in a timber-frame with a reclaimed brick cavity including lambs wool insulation, all works were discussed and agreed with the local conservation team.

The land is flat throughout and well drained with a large plot provisioned behind a willow hedging for self-sustainable growing / harvesting. The land contains a number of soil beds, two sheds, an enclosed chicken coop, beehives and various mature fruit trees and berry shrubs. All reclaimable from recent overgrowth.

The main garden is primarily grassed with a children’s play frame and tyre swing hanging from two large willow trees halfway down the plot. There is also approved provisional space for a further cabin-like dwelling (recently taken down) behind an existing tree line.

The cottage garden (closer to the main house) contains a large shed and log store and grassy area.

Additionally, there are outstanding works subject to planning permission (in progress) for a low standing wall and pathway at the front of the property.

Parking/driveway to the right of the property for one or two cars.

Large willow trees decorate and facilitate for good drainage.
