Set in stunning countryside with an abundance of wildlife, this cottage is surrounded by its own land
It has far-reaching views to the hills at the front, and is sheltered by mature woodland at the back. Several outbuildings. Very peaceful setting at top of a private track, but not isolated (houses and farm nearby – very considerate neighbours). 8 miles west of Dumfries, 10 miles east of Castle Douglas.
Dumfriesshire has a milder climate than the east side of Scotland. It has very varied and unspoilt countryside and few tourists. The Solway coast has golden beaches with lots of coves and small islands and coastal walks. There are great woodland walks, lochs, rivers and hills. The inhabitants are mainly friendly country people and Dumfries and Castle Douglas are busy towns with theatre, cinema, ice rink, gyms, good schools, swimming pool, independent shops (mainly Castle Douglas) etc. Dumfries and Lockerbie railway stations are centrally situated in the UK (1 hour to Edinburgh from Lockerbie, 40 mins to Carlisle from Dumfries). The property is 1 hour’s drive from Carlisle, 2 hours from Edinburgh or Glasgow.
Wildlife includes red squirrels, hedgehogs, hares, roe deer, woodpeckers.
The cottage is much bigger than it looks.
It has previously been let as two self-contained units each with a sitting/dining room and kitchen and own entrance door/s, one with 2 double bedrooms, one with one. A new owner could live in one part and let out the other.
The cottage still has its original character, with original Belfast sinks, oak doors, fireplaces etc but also has the comforts of double glazing and central heating. The chimneys have been rebuilt with lead safes to control moisture and the gable end repointed.
It has four quite large rooms on ground floor
- double bedroom
- sitting room
- dining room, plus…
- bathroom with electric shower above bath
- second kitchen/utility room
- shower room
- central corridor and vestibule
Dining room has open fire, sitting room has woodburner and built-in shelving (pictured with bed in photos). Both woodburner and fire work well.
Upstairs has two double bedrooms, large landing and walk-in cupboard upstairs (the seller could install a small bathroom here).
Two paddocks with small shelters (goats/sheep/small ponies), area of mature woodland, also enclosure with small shed for pigs etc.
Large organic vegetable plot, cottage garden, fertile land.
- Two large loose-boxes and dry feed store (ex poultry shed with raised wooden floor)
- hot tub (needs new water heating system)
The place has a holding number for keeping livestock. It has been run organically for 15 years.
Extra grazing could possibly be purchased/rented on premises nearby.
The two paddocks extend beyond the left and the bottom of the aerial photograph, the woodland extends beyond the top.
