Fishermans Lodge is a place you want to wake up in and watch the sun rise and somewhere you want to rush home to before the sun sets. It’s somewhere that your friends want to own and love to visit to share in the beauty of the place. When we bought the house initially, it was unloved and neglected by no fault of the previous owners, it just needed time and money to restore it to what it deserved, which we have done by hard work and passion over the last 11 years.
It’s not in the usual location you would expect to see a smallholding, only a mile from the city of Ripon and nearby is a street with little bungalows. Our neighbours who live here are exceptional and have given us so much support over the years and by return we hope we’ve given them a more beautiful place to look at.
So the practical bit: the house was originally registered as a home in 1849 called Noahs Ark, although it is thought to have been inhabited a long time before that. The house was substantially extended over the years with a full refurbish in 2012 and now has spacious open plan accommodation over 3 floors including useful cellars on the lower ground floor. In 2011 we bought the 3 acres next to us and started a long process of landscaping it. By 2011 a £14 million river defence system was put in place, keeping Ripon residents and the property safe from the river.
We have alpacas that we use the fleece for and could be added to, we needle felt 3D sculptures from the fleece and sell locally and also run short courses. We raise chickens and turkeys for the eggs that we sell at the front of the house and we grow vegetables for our own use. We also have two Tipi's and a Summerhouse, all that could be developed into a glamping business with the right permissions. We already have permission to do short term lets of the summerhouse on AirBNB for 28 days a year.
So why would we ever move from here? Our kids have grown up here and feel sad that we are letting someone else buy it because of the amazing memories they have by living here. They have built secret dens, fished in the back garden, shared sleep overs in the Summerhouse and swam in the river with the dogs, but we have made the decision that we would like to retire earlier and so need to downsize in order to achieve it.
We don’t want just any one to buy Fishermans Lodge, we want genuine, nature loving people who have the passion to share this with their family and friends as we have been able to. We want the new owners to watch the blossom trees grow into a beautiful avenue walk and the walnut tree start to develop into its own beauty.
