The cottage is surrounded by its own land (2.5 acres) and has two stables and a dry feed shed close by. It is at the top of a private track, with stunning views to the hills at the front, and is sheltered by mature woodland to the rear. Upstairs has 2 double bedrooms (coombed ceilings), large landing and walk-in cupboard (seller could install a small bathroom).

Purchaser could possibly live in one part and rent out the other.

There are still many original features e.g open fire, original belfast sinks and there is a woodburner in the sitting room.
The windows are double-glazed and there is oil-fired central heating (combi boiler). EPC Rating – E

Dumfriesshire has a milder climate than the east side of Scotland. It has very varied and unspoilt countryside and few tourists. The Solway coast has golden beaches with lots of coves and small islands and coastal walks. There are great woodland walks, lochs, rivers and hills. The inhabitants are mainly friendly country people and Dumfries and Castle Douglas are busy towns with theatre, cinema, ice rink, gyms, good schools, swimming pool, independent shops (mainly Castle Douglas) etc. Dumfries and Lockerbie railway stations are centrally situated in the UK (1 hour to Edinburgh from Lockerbie, 40 mins to Carlisle from Dumfries). The property is 1 hour's drive from Carlisle, 2 from Edinburgh or Glasgow.
